2021 Year-End Market Review
Here’s a quick review of the 2021 Santa Barbara south coast market at the end of the year.
The median price for houses throughout the South Coast at the end of 2021 was $1,900,000, an increase of 22.6% from one year ago.
The median price for Montecito for the end of 2021 was $4,936,220 which reflects a 37.1% increase from one year ago. Keep in mind this is a small market, so sales at the high end can bring this up.
The median price for the general Santa Barbara area, $1,753,500, shows an increase of 24.1% over last year. This is our largest market segment, so it makes sense that it’s similar to the overall market increase.
Goleta’s median price for houses is up 20.4% from a year ago.
The median price of houses in Carpinteria and Summerland is up 39.9%. This is a small market, so a few sales at the high or low end can affect the median.
Market-wide condos have shown an increase of 12.3% in median price year-over-year.
